Pet waste service for pet-friendly communities
Pet-friendly policies fill units. They also create a maintenance category most communities underestimate until the first warm spring weekend, when the greenspace that looked fine in February reveals a season of accumulation. Trash Caddie provides scheduled pet waste cleanup to apartment, condominium and multifamily communities throughout Maryland, Washington DC and Virginia.
The service handles the full cycle: removal from common areas and pet relief zones, servicing and sanitizing of waste stations, restocking bag dispensers, and reporting problem areas to management. It runs on a fixed schedule so the property never drifts into the state where residents stop reporting the problem and start complaining about it publicly instead.
This is not a landscaping add-on performed when time allows. It is a dedicated round with dedicated equipment, because the two jobs compete for the same hours and pet waste always loses that competition.
- Scheduled removal from lawns, courtyards and greenspace
- Dog park and pet relief area cleanup
- Pet waste station servicing and sanitizing
- Bag dispenser restocking on every visit
- Deodorizing treatment for high-pressure areas
- Problem-area reporting to the management office
Why pet waste management matters
Pet waste is one of the few community issues where both sides of the resident population are unhappy at once. Residents without pets feel the common areas are unusable. Residents with pets feel unfairly blamed, especially the majority who clean up after their animals. Management ends up mediating a dispute that a scheduled service simply removes.
The environmental dimension is real in this region. Pet waste is a recognized bacterial contributor to stormwater runoff, and communities across Anne Arundel, Calvert and Prince George's counties sit squarely in the Chesapeake Bay watershed. Consistent removal keeps that material out of the storm system.
- Health and sanitation across shared outdoor space
- Odor control in courtyards, breezeways and turf areas
- Resident satisfaction among pet owners and non-owners alike
- Protection of turf and landscaping investment
- Reduced pest and fly pressure in warm months
- Stormwater and Chesapeake Bay watershed protection
What is included in each visit
Common area sweep
Crews walk the mapped coverage areas — lawns, courtyards, walkway edges, greenspace between buildings — and remove all pet waste found. Coverage areas are defined during the property walk based on where residents actually walk their pets, not on a generic site map.
Dog park and relief area service
Dedicated pet areas get concentrated attention because they concentrate use. Artificial turf dog parks in particular require more frequent service and periodic deodorizing, since synthetic surfaces hold odor in ways natural turf does not.
Station service and restocking
Every waste station on the property is emptied, wiped down, sanitized and restocked with bags. Damaged posts, broken lids and missing dispensers are reported so they can be replaced before residents give up on using them.
Reporting to management
You receive notes on recurring problem areas, station usage patterns and any conditions that suggest a frequency change. That gives you data for resident communications instead of guesswork.
Scheduling and frequency
Frequency should match pet density and greenspace size, not the calendar. A 150-unit community with a modest lawn and a moderate pet population is well served weekly. A 400-unit community with a dedicated dog park, heavy pet policy adoption and limited greenspace typically needs two or three visits per week to stay ahead.
Warm months increase both accumulation and odor, and many communities step frequency up from April through October and back down for winter. We build that flexibility into the plan so you are not locked into summer coverage year-round.
