Community layout drives almost every operational detail — a garden-style property with exterior breezeways, a mid-rise with one service elevator and a townhome community with interior streets all need different plans, and generic answers do not survive contact with a real site.
Service scope and scheduling
Frequency should follow the property, not a template. Unit count, building type, compactor capacity, pet population and turnover pattern all move the right answer. We recommend a starting schedule after the walk and adjust at the annual review once there is real data on how the community behaves.
- Valet trash — five nights standard, three-night schedules available
- Bulk trash removal — recurring bulk days or on-demand pickups
- Pet waste cleanup — weekly standard, two to three visits for pet-heavy communities
- Trash can cleaning — monthly, bi-monthly or quarterly
- All services available individually or bundled under one agreement
Resident experience
From a resident's perspective the service should require exactly one behavior change: bag the trash and set it outside the door during the window on scheduled nights. Everything else — carrying it across a dark parking lot, propping stairwell doors, dealing with an overflowing dumpster on a Sunday — goes away.
