Frequency should follow the property, not a template. Unit count, building type, compactor capacity, pet population and turnover pattern all move the right answer. We recommend a starting schedule after the walk and adjust at the annual review once there is real data on how the community behaves.

What is valet trash service and how does it work?

Valet trash is doorstep waste collection for multifamily communities. Residents place properly bagged household trash outside their door during the set-out window on scheduled nights, and a uniformed Trash Caddie crew collects from every participating unit and hauls it to the community compactor or dumpster. Breezeways and landings are swept for stray bags before the crew leaves.

How many nights per week is service provided?

Five nights per week is standard, most often Sunday through Thursday, which matches how households generate waste and reduces weekend compactor pressure. Three-night schedules are available for smaller or lower-density communities. The recommended schedule comes out of the property walk.

What types of communities do you serve?

Apartment communities, condominium associations, townhome HOAs, student housing, senior living and age-restricted communities, military and contractor housing, and mixed-use residential above ground-floor retail. Trash Caddie serves multifamily properties only and does not offer single family residential collection.

What items are not included in valet trash collection?

Oversized items such as furniture, mattresses and appliances are handled through bulk trash removal rather than the nightly round. Hazardous materials, paint, solvents, automotive fluids, propane tanks, medical waste and construction debris fall outside scope entirely and require specialized disposal.

What happens if a resident's trash is missed?

Report it to your named account contact or call 443-214-8070. Misses are resolved the same day and logged against the route record so the same door is not missed twice. Every community gets a documented escalation path rather than an anonymous ticket queue.

Do you provide containers for residents?

Container programs are optional. Some communities issue each participating unit a branded valet container with liner bags, which keeps corridors tidy and reduces bag failures; others run a bag-only program. We explain the trade-offs during the property walk so you can choose before rollout.

Can we bundle multiple services?

Yes. Valet trash, bulk trash removal, pet waste cleanup and trash can cleaning can all run under one agreement with one invoice and one point of contact. Bundling also lets us coordinate schedules — can cleaning after hauler pickup, pet waste rounds alongside grounds work, bulk days ahead of turnover.

How do you handle bad weather and holidays?

Routes are planned with enough capacity to hold through ordinary weather. In genuinely unsafe conditions such as ice storms, service is adjusted and the management office is notified in advance so residents can be told, not left guessing. Holiday coverage is documented in the service plan before it becomes a question.

What reporting do property managers receive?

Nightly completion confirmation, same-day notice of anything unusual observed on the property, monthly service summaries covering completions and exceptions, and an annual plan review where frequency, coverage areas and bundled services are adjusted based on the year's actual pattern.

How long does it take to start service?
