Trash Caddie is a locally owned valet trash and community cleanliness company based in Annapolis, Maryland, serving apartment, condominium and multifamily communities throughout Maryland, Washington DC and Virginia. We built the company around a simple observation: waste is one of the few property operations that touches every resident, every day, and it is almost always handled as an afterthought. When it fails, it fails visibly — bags in breezeways, an overflowing compactor, odor in a stair tower, pests on the pad and photos of all of it in online reviews.
Our four services address that problem from every angle. Valet trash removes the daily burden from residents and the daily mess from your common areas. Bulk trash removal handles the oversized items that clog a dumpster pad in a single afternoon. Pet waste cleanup keeps grounds, dog parks and relief areas usable in pet-friendly communities. Valet trash service
Valet trash is our core offering and the reason most communities call. Residents place properly bagged household waste outside their door during the set-out window on scheduled nights. Our team collects from every participating unit, sweeps the breezeway or corridor as they go, and hauls everything to the compactor or dumpster. Five nights per week is standard; three-night schedules suit smaller or lower-density communities.
The operational benefit is immediate. Residents stop carrying bags across parking lots after dark, which means they stop leaving bags outside doors on off nights, stop overloading the pad on weekends, and stop calling the office about the state of the trash area. The leasing benefit is just as real: valet trash is a marketable amenity that costs nothing to tour and shows up in every resident satisfaction survey.

Most odor and pest complaints do not come from waste in the dumpster; they come from residue baked into bins, carts and the dumpster exterior. Trash can cleaning removes that source with professional equipment, eco-friendly products, and a deodorizing and sanitizing treatment after every wash.
Frequency is set by pressure. Communities with enclosed trash rooms or heavy summer odor often run monthly. Others do well bi-monthly or quarterly, with as-needed service after a specific incident. Who we serve
Trash Caddie works with multifamily communities only. That includes garden-style apartment communities, mid-rise and high-rise buildings, condominium associations, townhome communities under HOA governance, student housing, senior living and age-restricted communities, military and contractor housing, and mixed-use residential above retail. We work directly with on-site managers, regional managers, asset managers, condominium boards and HOA boards.
Because we are focused on one property type, everything from route design to resident communication to reporting is built for the way multifamily communities actually operate: shared infrastructure, high turnover, competing priorities, and a management office that already has enough on its plate.
How proposals work
We do not publish pricing, and we would be doing you a disservice if we did. A responsible proposal depends on door count, building type, route length, access constraints, service nights, container programs and any bundled services. A number posted on a web page would be either meaningless or wrong for your community.

We serve communities across Maryland, Washington DC and Virginia. In Maryland that includes Anne Arundel, Calvert, Prince George's, Charles and St. Mary's counties. In the District we cover all four quadrants and the neighborhoods within them. In Virginia we serve Arlington County, the City of Alexandria, Fairfax County, Prince William County and Stafford County.
